Summit Engineering provides structural design, construction administration and inspection services. We work on a variety of project types and sizes in New England and beyond. Below is a list of representative projects we have completed.

  Lake Residence – Wolfeboro, NH
The design of this home began with the demolition of 60% of the existing structure. The new 6,000-SF addition brought the total size up to 10,000 SF. Summit Engineering provided the structural design for the addition, which included a stone fireplace supported on the first floor framing, clear spanning a recreation room below. A large living room with cathedral ceilings and gable end windows were framed with bent steel framing.
     
Lakeside Residence   Lakeside Home – Acton, ME
Summit Engineering provided structural design for this 6,000-SF home, which is a mixture of traditional wood framing and heavy timber construction. Working with the architect, Summit Engineering helped provide a green building using structural insulated panels (SIPs) and wood provided from sustainable harvesting. The home features an actual tree as the center column for the main stair.
     
Agatha James Townhouses – Kittery, ME   Agatha James Townhouses – Kennebunk, ME
Working with Lassel Architects, Summit Engineering provided the structural design for four 10,000-SF, four-unit townhouses. The wood framed structures are three stories tall. The buildings were constructed with pre-fabricated wood roof trusses and wall panels, allowing for a rapid construction time.

  Tremont Yard – Lowell, MA
Summit Engineering provided the structural design for this new 60,000-SF, five-story office building. The building is sited at the former location of a six-story mill building. Existing stone and clay masonry foundation walls, pits and turbine shafts from the original mill building were considered historically significant and could not be removed or altered. The design of the steel framed building structure was required to imitate the original building loading and had to incorporate the existing foundation elements without adjustment.  
     
Fresenius Medical Care – Rochester, NH   Fresenius Medical Care – Rochester, NH
This new, 10,000-SF medical office space was designed with Whitcher Builders as part of a design/build team. The steel construction allowed for large open interior space for tenant flexibility. The curved steel canopy was accomplished using curved bar joists. Summit also provided the design of the curtain wall system for this project.
     
High Street Retail – Somersworth, NH   High Street Retail – Somersworth, NH
This new 15,000-SF retail building was a design/build project with Whitcher Builders Inc. The structure was designed using structural steel, which allowed for flexibility in the interior space and phased construction. Design challenges included tall parapets for signage and large storefront windows.
     
  Sanford Office Building – Sanford, ME
Summit Engineering was the structural engineer for this 8,000-SF office building. The four-level, wood-framed, building was designed for future modifications and expansion.
     
  Ri Ra Irish Pub – Portsmouth, NH
The First National Bank of New Hampshire, built in 1803 after one of the great fires of Portsmouth, is the oldest bank building in the US. The building, consisting of two structures, housed three vaults on the main levels. Renovation of the building for the Ri Ra Irish Pub required removal on one vault to make room for the new kitchen. With the vault constructed within boxes comprised of brick (outermost box), rail steel, 18-inch thick granite slabs, and three inches of riveted steel (innermost box), this was no small feat. Working with the architect, contractor, and building owner, Summit Engineering provided the design of the new floor system, new mezzanine framing, and framed openings in the two foot thick masonry walls between the two structures.
     
580 Main Street – Reading, MA   580 Main Street – Reading, MA
This building suffered from some outdated architecture. Working with McHenry Architecture, Summit Engineering provided the design for a new façade system and cantilevered roof entry structure. The end result was a sleek modern look to an existing building.
     
Kittery Outlet Mall – Kittery, ME   Kittery Outlet Mall – Kittery, ME
The building owner for this project approached Summit Engineering with a request to help with the constructability and impact of proposed building improvements. The original design was going to require downtime in the existing retail stores as well as negative visual impacts to the façade. Our approach used cantilevered construction techniques and column reinforcing. This resulted in virtually no downtime for the tenants, less visual impact to the façade, and lower overall construction costs.

 

INDUSTRIAL

    L-3 Communications – Canton, MA
Summit Engineering helped L-3 Communications with their OSHA compliance by providing load rating studies and safety improvements in their industrial facility.
     
    Favorite Foods – Somersworth, NH
Summit Engineering provided a design to modify the existing warehouse's frames to allow for an interior office expansion onto a mezzanine.

 

INSTITUTIONAL

Salem State College

  Salem State College Orange Hall – Salem, MA
Summit Engineering provided structural design for this new 525-bed, 160,000-SF, five-story dormitory. Project includes a 320-seat dining hall, conference facilities, and faculty housing and will be applying for LEED Certification. The building construction type consists of composite steel framing, and includes a 65-foot clear span bridge structure connecting the northern and southern portions of the building. Due to a compressed schedule, complete structural design for this project was accomplished in under six months. Project delivery required a complete building model using Building Information Modeling (BIM).
     
Harvard University – Holden Green – Cambridge, MA   Harvard University – Holden Green – Cambridge, MA
Summit Engineering assisted Dimella Shaffer Architects with the life-safety upgrade/renovation of this three-story timber, masonry and steel framed dormitory building. The project included the removal of first floor bearing walls and installation of reinforced concrete exterior ramps and retaining walls. A limited construction and design schedule required that all work be completed during the summer break and ready for fall semester occupancy.
     
Bournewood Psychiatric Hospital – Brookline, MA

  Bournewood Psychiatric Hospital – Brookline, MA
Summit Engineering provided the structural design for this new 20,000-SF, 60-bed psychiatric care facility. The building will initially be a single story structure with a full walk-out basement. However, designs were completed with provisions for the addition of two supplementary floor levels. The project was designed utilizing cold-formed steel framing for the walls, floors and lateral system.
     
  Rutgers University – New Brunswick, NJ
Summit Engineering provided assistance to an architect on the program study phase of this new dormitory project. The project included an analysis of construction types, project delivery methods and building layouts for the proposed 600-bed undergraduate student housing complex to be built in phases. Multiple building layouts and construction options were studied including structural steel, composite steel, cold-formed steel, concrete, masonry and timber framing. Consideration of project delivery method included research of proprietary framing systems as well as modular and site-built options. The project is intended to provide the University with a prototype for subsequent student housing in other locations. 
     
  New Life Church – Raymond, NH
Summit Engineering designed the structure for a 3,400-SF expansion to the original building. The new design incorporated long-span wood scissors trusses, heavy floor loads, and classroom space below the sanctuary.
     
University of New Hampshire James Hall – Durham, NH   UNH James Hall Shoring Design – Durham, NH
The renovation and addition to the University of New Hampshire's James Hall Science Building called for the removal of large, riveted attic truss web members. Summit Engineering provided the shoring design scheme that allowed Shawmut Construction to save tens of thousands of dollars in construction costs. In addition, the design allowed construction below the attic floor to continue, reducing the projects down time.

 

MUNICIPAL/FEDERAL

Summit Engineering provided the structural design for a 10,000-SF salt storage building with additional covered space for related equipment storage. The design implemented site-fabricated scissors trusses and cantilevered wood walls. The large interior open space allows for over 3000 yards of salt storage. Summit has designed similar projects for the NH DOT in Belmont, Cornish, and Franconia, NH.
     
  NHDOT Salt Storage Facilities – Belmont, Cornish, and Franconia, NH
Summit Engineering provided the structural design for three 3,600 to 8,400-SF, salt storage buildings with additional covered space for related equipment storage. The design implemented site-fabricated scissors trusses and cantilevered wood walls. The large interior open space allows for thousands of yards of material storage.
     
Nottingham Fire and Rescue Station – Nottingham, NH   Nottingham Fire and Rescue – Nottingham, NH
Summit Engineering provided the structural design of the building foundation and slab for the 9,000-SF fire station. The design included the office space and apparatus bay slab.

Working on a design/build team with Ricci Construction, Summit provided the design for the foundation of a pre-engineered fabric structure. In addition, Summit designed the large retaining walls for the push loads induced by large construction equipment.
     
Pier Design – Newport, RI   US Coast Guard Pier Analysis – Newport, RI
Summit Engineering analyzed an existing Coast Guard pier using 3-D analysis software. The pier had undergone significant deterioration to its concrete encased pipe piles. The analysis looked at moving loads, pile failure scenarios, and allowable capacity determination.
